The law is very clear regarding the requirements from UK landlords when it talks about gas safety in a rented property. The law requires annual gas safety inspection to be undertaken by an approved CORGI registered engineer. According to the law, failure to comply with this requirement carries a fine of up to 5,000 and up to six months’ imprisonment.

According to the law, landlords are required to ensure the following:

* Open flue gas appliances should not be located in the same room where people are sleeping, or a bathroom.

* All work relating to the repair, service or installation of gas appliances to be carried out by a CORGI certified engineer.

* All fixed or mobile gas appliances within the property are maintained and their safety is inspected at least once every twelve months. The inspection must be carried out by a CORGI certified engineer.

* Any work done to any gas appliance in the property is then approved through a series of safety tests by a CORGI certified engineer.

*The tenants must have unrestricted access to all appropriate documentation for all gas appliances (such as manuals, safety notices, instructions and labels).

*A clear set of records is kept detailing the dates of safety inspections and any defects identified and respective work undertaken. The tenants must have access to a copy of these records within 28 days of the safety inspection or prior to new occupants moving into the property.

It is highly recommended for landlords to install carbon monoxide detection and alarm devices to protect the tenants or users of the property. Carbon monoxide is a lethal gas that occurs where there is an incomplete burning within the gas boiler, yielding a combination of a single molecule of oxygen with a single molecule or carbon. The gas, which has no odour or colour leads to breathing difficulties and sometimes to death. There are around 20 to 30 deaths in the UK every year as a result of carbon monoxide poisoning.

The law is very strict with landlords, forcing them to ensure all domestic boilers are checked and serviced every year. Such statutory requirement causes major headaches for large landlords and housing associations. These groups struggle with the administrative and logistical effort of providing access to the Corgi certified engineer to the property.

Analysing this industry shows that it can prove very difficult for a landlord of a large block of flats to arrange access to each property for the gas engineer. During normal hours, most flats are empty (while the tenants are at work), with very few tenants willing to stay at home and wait for the gas engineer to call in. As tenants are reluctant to take a paid leave to stay at home for such gas safety check, it is difficult for landlords to meet their legal requirements.

Landlords, who are obliged to comply with the law, may have to resort to obtaining an entry warrant if the tenant does not co-operate. This can incur additional cost of approximately 500 per dwelling for police attendance and making good.

Fluctuating energy costs have made it difficult for many people to afford to heat their homes in the winter. This has prompted many people to start looking for ways to reduce their increased heating bills caused by using space heaters that operate on electricity, and look for radiators that consume gas or oils as fuels. The affordability of using a space heater is going to greatly depend on the type of heater used and the cost of current energy sources.

Save Money on Heating When Oil Prices Are Up

The prevailing prices of electricity and oils or natural gas decides if it’s going to be economical to use a space heater in place of a radiator for heating your home. Save More Money On Heating When Oil Prices Are Down

While the prices of oil or gas are low, it is usually safe and less cumbersome to use a waste oil heater instead of a space heater. This is especially true if you have kids or pets, or if your home is empty all day because you go to work. It’s always a great thing to buy a heater that is perfect for the size of your room. This is because you won’t have to keep it turned on longer if it is underpowered or shut it down often and lose hear if it has more heating power.

Just take care of these basics and you will have a great winter this year.[inserttext]. [inserttext].

Basement remodeling has become a popular way to add a room to a house that is too small. Rather than have that unused basement just sit there, people are discovering they can turn it into almost anything they want. Basement design ideas have become big business too as home improvement contractors will be able to transform your dark, dreary basement into a bright family room or a host of other things.

Basements can be used for many different purposes including being made into an office, game room, movie room, or an additional guest room. If you decide to use the basement for one of these ideas, it can often free up a room upstairs and give you the extra space you were looking for. Additionally, a nice finished basement will always add value to your home and make it easier to sell when the time comes.

If you decide to finish your basement, one of the important decisions you will make is to pick the right colors. As most basements dont get a lot of natural lighting and some get none at all, the color of the walls becomes very important. A basement can become dark and dreary if the correct colors are not chosen.

Colors you might want to stay away from are blacks, greens, and blues as those colors help to make any room look a little darker. Your basement needs colors that will bring life to the room and those colors are the various shades of orange, red, and yellow. Lighting can also be important as you can use effective lighting to create a brighter look and atmosphere if your basement looks too dark.

If you are thinking of finishing your basement and turning it into a room that you can use, take note that you can be as creative as you want with that space. The basement is removed from the rest of the house so it can be used as a hobby room, a workshop, an office, and any one of a dozen other uses. Take the opportunity to turn your basement into something you can use and enjoy for years to come.

3M furnace filters are made by the 3M company and are thought to be the top choice when it comes to furnace air filters.  When you own a furnace in your home, you must remember to swap out the filter once a month so that the furnace will run efficiently.  If you forget to swap out the filters, they will end up very stopped up and nasty; not only will the air in the house be damaged, the furnace will actually sustain damage, as well.  This is not good for you or your pocketbook.

When you choose 3M furnace filters, you can bet on putting in excellent air filters.  They come in many different sizes.  The wisest thing to do is to measure your furnace air filter to find out what size you want.  Furnaces all have different spaces to place the filter, and you will be required to learn how the filter goes in and out of the furnace.  This is quite simple to accomplish – even a kid could manage to do this.

Once you have discovered which kind of filter you must use and the size, you can find 3M furnace filters on-line.  When you look online, you can most likely get a better price than when you shop for air filters in a brick and mortar store. If you order them in bulk, you can keep even more money.  As you must replace them every month, it is smart to pick up a lot of them at a time.

There are quite a few 3M furnace filters that can be washed and designed to be utilized repeatedly as long as you wash them every 30 days.  But you won’t be able to utilize these forever. At some point, you will need to replace 3M furnace filters at least every 12 months.  These are rather cheap and will keep your furnace operating much more efficiently.

Even if you enjoy central air conditioning, you should replace your furnace filters during the summer months.  Because the air conditioning begins by coming through the furnace, you still need to change the furnace filters when you are operating your air conditioning. This will make it possible for the air conditioner to run more effectively, as well, and you will see a decline in your electric bill.   The more clogged up the furnace filter is with dirt and dust, the more often your air conditioner will turn on to cool down the house because the fan will be forced to continue to move air from room to room.  And the air will be less-than-health air.  You need to be diligent in replacing your air filters.

Choosing 3M furnace filters is a smart choice, as you can feel certain that you are receiving quality air filters from a company that you can depend on.  The 3M company has been in business for many years and produces quality products that are designed to keep out dust and dirt.  One of the best air filters that you can get are the 3M furnace filters.
