The law is very clear regarding the requirements from UK landlords when it talks about gas safety in a rented property. The law requires annual gas safety inspection to be undertaken by an approved CORGI registered engineer. According to the law, failure to comply with this requirement carries a fine of up to 5,000 and up to six months’ imprisonment.

According to the law, landlords are required to ensure the following:

* Open flue gas appliances should not be located in the same room where people are sleeping, or a bathroom.

* All work relating to the repair, service or installation of gas appliances to be carried out by a CORGI certified engineer.

* All fixed or mobile gas appliances within the property are maintained and their safety is inspected at least once every twelve months. The inspection must be carried out by a CORGI certified engineer.

* Any work done to any gas appliance in the property is then approved through a series of safety tests by a CORGI certified engineer.

*The tenants must have unrestricted access to all appropriate documentation for all gas appliances (such as manuals, safety notices, instructions and labels).

*A clear set of records is kept detailing the dates of safety inspections and any defects identified and respective work undertaken. The tenants must have access to a copy of these records within 28 days of the safety inspection or prior to new occupants moving into the property.

It is highly recommended for landlords to install carbon monoxide detection and alarm devices to protect the tenants or users of the property. Carbon monoxide is a lethal gas that occurs where there is an incomplete burning within the gas boiler, yielding a combination of a single molecule of oxygen with a single molecule or carbon. The gas, which has no odour or colour leads to breathing difficulties and sometimes to death. There are around 20 to 30 deaths in the UK every year as a result of carbon monoxide poisoning.

The law is very strict with landlords, forcing them to ensure all domestic boilers are checked and serviced every year. Such statutory requirement causes major headaches for large landlords and housing associations. These groups struggle with the administrative and logistical effort of providing access to the Corgi certified engineer to the property.

Analysing this industry shows that it can prove very difficult for a landlord of a large block of flats to arrange access to each property for the gas engineer. During normal hours, most flats are empty (while the tenants are at work), with very few tenants willing to stay at home and wait for the gas engineer to call in. As tenants are reluctant to take a paid leave to stay at home for such gas safety check, it is difficult for landlords to meet their legal requirements.

Landlords, who are obliged to comply with the law, may have to resort to obtaining an entry warrant if the tenant does not co-operate. This can incur additional cost of approximately 500 per dwelling for police attendance and making good.

When ensuring a complete sanitation to your home, plumbing assignments such as replacing a broken toilet flush valve, cannot be left pending. This would completely hurt the sanitation schema of your toilet and bathroom. Instead of availing the services of a plumber straightaway, take the assignment in your own hands.

One such issue is the replacement of the flush valve of your toilet. Beforehand make sure that the flush valve actually requires a replacement and it can’t be fixed.

Foremost thing to do before commencing any plumbing project is to notify yourself about the availability of the required plumbing tools. Do you have all those essential plumbing tools such as wrenches, screwdrivers, Teflon tape etc. in tact ? Also make sure that you’ve turned off the main water supply prior to the repair work.

Flush the toilet tank and if it doesn’t flush properly then open the lid of the tank and take out water with the help of a small container. Use a wet or dry rag to to clean out the tank completely. Once tank is emptied, locate a valve chain that is clipped to a trip arm. Detach the valve chain from the trip arm and expose the underlying setup.

After removing the valve chain, lift the clips of the flush valve or flapper from it’s bindings on the sides of the overflow tube such that the flapper is detached from the flush valve seat. Make sure that no damage is done to the affiliated fixture. Not all the flush valves are attached to the flush valve seat in the same manner hence, the method of detachment may vary. Dissociate the flush valve completely from the fixture and take it down to a local plumbing or hardware store to buy a new flush valve with the same functions as the old one. If the new valve deters from the old one in terms of it’s flapper style or clipping, then it may not fit tightly on the flush valve seat.

Install the new flush valve by resting it on the flush valve seat and attaching the side clips to the overflow tube such that the flush flapper fits well on the flush valve seat.

Clip the valve chain back to the trip arm in such a way that the flush flapper makes a good seal with the flush valve seat.

Render normal water supply to the tank and let it fill. Now test the efficiency of the newly installed flush valve by flushing the toilet.

When rendering a proper electrical framework to your home, it should be ensured that all the electrical components are well branched to the main electrical schema. In order to attain such an architecture, the outlets and the receptacles must be inculcated wherever necessary.

One such task is the installation of the wall outlets for your telephone such that the phone apparatus connects well to the entire setup. The outlet also ensures that the telephone can easily be transferred from one room to another without getting involved in behind-the-wall tasks.

Hence the installation of these phone outlets becomes mandatory to smoothen the operation of the telephone and the affiliated wiring setup. Generally the home wiring structure is provided with three telephone lines.

The line 1 commonly uses a red colored wire for the negative or the ring lead and a green colored wire for the positive or the tip lead. Most households tend to go with the first line while connecting their phones to the electrical structure.

The second line utilizes a yellow wire as a negative probe and a black one as a positive lead. The color code for line 3 uses a blue wire to represent the ring lead and an orange one to depict the positive (tip) lead. Based on these color schemes, the three lines can be differentiated from one another.

Make sure that you have switched off the main electricity supply from the breaker box or the fuse box prior to the installation task. Carry a voltage tester along with you to determine the state of electricity in the outlet you would be working with. If you choose to connect the outlet to the line 1 then locate the two wires of red and green color in the wiring arrangement. Open the outlet and determine the terminals to which the two innermost pins of the telephone jack are connected. These are the terminals that would be attached to the line 1.

Place the telephone outlet in place such that the wires of line 1 (red and green) are connected to the verified terminals. To do so, tear off some insulation from the front of the wires and screw the wires well to the terminals. Make way for screwdrivers and the cutters to accomplish the task properly.

Replace the faceplate back on the wiring and render final finish to the project. Switch on the electricity to verify the efficiency of the telephone outlet.

Today is an era of technology and the equipments that facilitates you with different newer techniques is undoubtedly the computers. Since they store a large amount of important data, these need to be protected against catastrophic power breakdown. So, uninterrupted power supply shortly known as UPS are the most advantageous devices.

Whenever a voltage spike or dip is noticed, your computer shuts off which results in data loss. However, if a UPS is positioned between the load such as computers and other data handling equipments and the main power supply, this will prevent the catastrophic shutting down of the appliances.

As stated above, even a minor variation in voltage is enough to hinder the proper functioning of the appliances. The data that is stored in the appliances get deteriorate due to abrupt voltage changes. Now, you can stop this data degradation by connecting a UPS with your data containing equipments.

Inverter is the main component of this device that is generally used to change the direct current voltage into alternating current. According to the function performed by the inverter, UPS are of three main types. First is the on line UPS that is primarily used for very critical situations. Then is the off line and line interactive UPS which are mainly for home appliances.

As the name suggests on line UPS remain active at all times so as to avoid any kind of risk. These do not depend on frequency and voltage fluctuations and are therefore termed as voltage and frequency independent. Telecommunication equipments, servers and other important networks are being served by this UPS type.

Another type of UPS that are used nowadays is line interactive or off line UPS. These are also referred to as home UPS as are less enigmatic.

As the power is cut, equipments switch over to UPS for their operation. For this a battery is provided in the UPS to carry out the work when power goes off. So, battery also forms an inseparable part of UPS.

These are the most reliable and cost effective devices and provides an efficiency of more than 80%. The output provided by these are smooth and distortion free. One should take electricians help while installing them at your places.
